There was a proposal to build a nightclub there which was denied. See

"AURORA — City council shot down plans from a developer who wanted to turn a derelict hotel into a night club that would host events until 2 a.m.
The planning commission had denied the plan, and Aurora City Council upheld that decision, effectively killing plans for an event center at 40th Avenue and Chambers Road. Neighbors had argued that a nightclub would destroy the peace in the community.
The manager of Chambers Road Enterprise, Michael Smith, presented his site plan to council at a recent regular meeting. He requested that council override the planning commission decision to deny it, which included a conditional use permit to stay open until 2 a.m. every day, and a waiver of reconsideration regarding insufficient parking for his proposed capacity of 3,000 people.
"The area that we're trying to redevelop is basically a rundown hotel facility," Smith said. "The property has been vacant for 10 years ... I bought it in a distressed condition and I'm trying to develop (it) into a commercial use."
The motel has now been demolished and there is earth-moving equipment there. I wonder what the plans are.
Update: A warehouse is being built there now and the project is called Confluent Center 70. How boring.
